Mortgage tip:  In addition to looking for low rates be sure to ask if there are additional fees that will be incurred on any changes to the mortgage such as bi-weekly payments or refinancing, etc.

Mortgage Approval Process

Becoming pre-approved (not pre-qualified) for a mortgage is a wise strategy, allowing you to put in unconditional offers that can be accepted immediately.  It also allows you to know just how much you can pay for a home.

The mortgage application process is one of documenting the applicants’ assets and liabilities, providing a record of good credit, and demonstrating income stability. The following is a general check-list:

  • Employment History for Past 3 Years
  • Letter from Current Employer - stating position, hours worked, wages paid, length of employment, not on probation
  • Copy of Last Pay Stub
  • Copy of Previous T-4’s
  • Residential Address(es) for Past 3 Years
  • Gift Letter (if applicable)
  • Past 3 Months of Bank Statements (demonstrates source of down payment)

Now, with your mortgage pre-approval in hand, you can begin shopping for your home!

Calgary & Area Mortgage Brokers

A Mortgage Broker is a licensed professional trained to represent you, the borrower in obtaining financing from a variety of lending sources. By accessing numerous lenders, Mortgage Brokers are able to find the best rates on mortgage products available.

They also have the knowledge required to present a proposal for financing to a lender so that you can successfully obtain your mortgage.

Why use the services of a Mortgage Broker?

Shopping for your own mortgage from bank to bank can take a significant amount of time and research considering the wide variety of products available. In addition, most people don’t know all the right questions to ask.

A Mortgage Broker sees the lowest interest rates and best mortgage products being offered by financial institutions daily.

Does it cost anything to use a Mortgage Broker?

The services provided by Mortgage Brokers are usually free. They are generally paid by the lending institution once a mortgage has been placed.

In some cases, a borrower may not qualify for a traditional mortgage due to high debt, questionable credit, or other concerns conveyed by the lending institutions.  In these cases, Mortgage Brokers have access to alternative sources of funds in which a fee must be paid by the borrower.  However these fees are disclosed before you commit to the mortgage.

Summary

Mortgage Brokers have the knowledge and experience to get you the best mortgage rates, terms, and products.
